Okay, so you have decided to choose a property in Singer Island for your home or vacation home. But how do you choose a Singer Island, FL, realtor? With the plethora of hungry realtors available, you can be choosy and not take the one with the sign on the front lawn.
Your Realtor Should Have Intimate Knowledge of the Area
Your first criteria would be to choose a realtor that knows the area well, preferably lives nearby, and is a part of the local community. He or she should be an expert on the type of real estate that you are interested in – a single home, a condo or a commercial piece of property.
Specific laws regarding sales of property all realtors must follow, so there is a little chance that you could be ripped off. An additional endorsement that is important is being part of the Florida Association of Realtors.
To have an excellent knowledge of the inventory of properties available, the location, price and size are the most important factors that your realtor should have. All of this information is readily available in the MLS, but their first-hand knowledge will help screen the hundreds of listings down to the ones that are most suitable for you.
Do an Online Search for Singer Island
I started with a Google search of “Singer Island FL Realtors”, which led me to plenty of sites. In doing an online search, being specific about the area eliminated many sites that were not about Singer Island. You can check out their licensing and standing with Florida Real Estate Commission and the Association of Florida Realtors. Make a list of possible realtors, and then set up a meeting to discuss what you are looking for.
Develop a Partnership with Your Realtor
Don’t be shy about telling your realtor about what you want. Stick with what you can really afford and be specific about the price range. Some realtors will show properties above your price range, which always look better, and it is tempting to try to manipulate your budget or financing to be able to afford it

in Real Estate / Property Investment (submitted 2010-07-28)
Smart business people know that real estate investments have the ability to create one of the greatest returns on their investment if the property can be resold for a sum greater than the purchase and repair expenses. But finding the best investment property demands locating the necessary money in the beginning and developing a matrix of professionals to help you find the best possible deal. There are numerous well documented processes that can help you find potential properties for resale, but in the end you should exercise good, solid judgment to pick the one that seems best for you.
If you are trying to locate a bargain, look for properties that have words such as motivated seller or needs repairs to investigate for yourself. Sometimes places like the Hamilton Ontario real estate market can be a good city to find these properties since the region is still in demand however not as cutthroat as other major markets. As well keep an eye out for properties that could be owned by reluctant landlords who would be willing to accept a large but reduced amount, especially if the property is empty. Even if your initial proposal is turned down, you should always leave your contact details in the event they have a change of heart down the road.
Visit the local tax office for properties with overdue property taxes that are being seized by the government for liquidation, where it is not uncommon to buy them for much less than their actual market worth. Determine what you need to do qualify to make a bid on the homes and get all the background documentation in place before starting the procedure.
Check neighborhood newspaper for sale section and magazines such as For Sale by Owner to locate commercial and residential bargains. Keep an eye out terms like must sell, needs TLC or vacant to narrow your choices. Make a check list of questions to create a essential criteria and be prepared to take a lot of time talking on the phone to sellers.
If your real estate strategies include the purchase of several homes, place display and/or classified ads in the area newspaper announcing your interest. Flyers on message boards in area stores can also attract offers from homeowners who have not formally put their property up for sale. Make use of online resources to your advantage to broadcast your plans of purchasing property directly from the seller by placing ads on free forums such as Kijiji.
To maximize your chances of finding the proper real estate investment, network with the real estate professionals in your area because a Toronto real estate agent will know more on the local market than anyone else. Prepare a fax on your professional letterhead to local real estate brokerages, mortgage offices and auction houses, describing the kinds of property you are looking to buy. Add details on the terms you are prepared to offer and your requirements for the transaction. If a real estate agent has a suitable home for you, the owner will pay the commission for the sale. You might also take one of a number of real estate courses on real estate investing that are held not just to learn more but it is also a exceptional place to network with realtors, entrepreneurs and those in the industry.
Make sure you have the required funds at your finger tips to make improvements on the homes and still resell them for a profit. Keep your strategy realistic and have a clear plan that you can follow to a successful resale of distressed property

Alliant Insurance Services Partners With Firm to Offer Armed Self-Defense Policy to Retired Law Enforcement Officers
No Comments »Market Wire, July, 2010
Alliant Insurance Services ( www.alliantinsurance.com ), the nation’s largest specialty insurance brokerage firm, has partnered with the firm LEOSA-HR218 Self-Defense Protection to provide retired federal, state, and local law enforcement officers with an insurance policy that provides legal defense coverage and personal asset protection if they are involved in a justifiable self-defense shooting.
According to Gordon DesCombes, Alliant Executive Vice President in the company’s Public Entity Group, while most retired law enforcement officers have the legal right to carry a weapon — and are authorized to use it for self-protection or the protection of their families — the cost of a criminal or civil defense, or a civil judgment, can be financially devastating, even when the shooting is determined to be legally justified.
“These retired officers can lose everything they have in defending themselves against criminal and civil charges stemming from a defensible shooting, especially since it’s unlikely they are covered by their homeowner’s policy,” DesCombes said.
The policy, and the firm which created it, derive their names from the federal Law Enforcement Officers Safety Act, HR218, which was enacted in 2004 to allow active and retired officers nationwide to carry a concealed weapon.
The driving force in bringing the self-defense policy to market is Terry Chodosh, the founder of LEOSA-HR218 Self-Defense Protection and a retired U.S. Secret Service special agent with nearly 30 years of service. Realizing the potential for retired law enforcement officers to be financially ruined by the cost of defending themselves in self-defense shootings, Chodosh approached Alliant about creating a policy that would provide these individuals with the legal defense coverage and personal asset protection they needed.
“LEOSA-HR218 Self-Defense Protection was founded on the belief that a retired law enforcement officer who possesses a firearm in his or her home, or who carries a concealed weapon for protection, has a significant need for asset protection,” Chodosh said. “In this world of readily available personal information via the Internet, it is frighteningly easy for a criminal to locate a retired law enforcement officer and his or her family for the purpose of retaliation.”
Chodosh points out that the LEOSA-HR218 Self-Defense Protection policy provides primary insurance protection, which means it pays first with respect to any other insurance coverage the policyholder has

T-12 is Sariska tigress’ new mate
0 Comments | DNA : Daily News & Analysis; Mumbai, Jul 21, 2010
A young male tiger was added to the family tree of big cats in Sariska Tiger Sanctuary on Tuesday. This is the fourth tiger to have been relocated to Sariska to populate the sanctuary where the original clan was completely wiped out my merciless poachers a few years ago.
The tiger – T-12 – was captured and tranquilised in Ranthambhore before it majestically rode to Sariska in armed escort by road. This is the first time that a tiger had to travel by road instead of the aerial route that its predecessors had taken to reach their new home in Sariska. Both, the Union minister of forest, Jairam Ramesh and the forest minister in Rajasthan, Ramlal Jat were at Sariska when the tiger was brought home.
Jat said that the tiger was safely released in the jungles of Sariska at around 8 pm. “With the latest relocation, Sariska’s tiger population has reached four; we now have three males and a female tiger in the sanctuary,” Jat said.
The minister said that a female tiger will be shifted from Ranthambhore to Sariska, possibly within this week. “We have permission to shift five tigers from Ranthambhore National Park; we have identified another tigress which will be brought to Sariska soon,” he said

It?s the curse of our modern, multi-tasking ridden lifestyles: the more you rush to get things done, the less you notice about the nuances of your days and the world around you. Spontaneity and surprise make rare appearances. Disconnection and dissatisfaction take hold. That?s when you need a connection infusion. There are many ways to refresh your outlook and enhance your everyday experience of life: a brief pause for focused observation, a slight attitude adjustment. Try a few of these ideas and see what happens.
Be visually aware. Take note of something new each day as you go to work, walk the baby or run errands. What?s new in the landscape? What do you find interesting in the people you notice? Seasons change, houses go up for sell, new businesses come into town, birds migrate, and there are new roads to be traversed. No matter where you live, your surroundings are packed full of little surprises and gifts. Make a point of noticing what yours has to offer.
Start a breakfast or lunch club.

Animated body language, a smiling face and exaggerated reactions are ways to look like you are having fun.
2. Do not stare or obviously check out the girls
Don?t stand shoulder to shoulder with your friend, stand opposite each other and subtly check out the girls over each others shoulder. This is what girls do! It separates you from all the other guys.
3. Be the fun sociable guy
If a girl sees you standing around bored and then you approach and put a smile on your face, it seems fake. If you are chatting with the bar staff, talking to men, having fun with friends, and generally being the fun sociable guy, when you talk to her, she will be much more receptive because you have demonstrated that that is how you are with everyone and that your natural character is that of a cool person that likes to meet people.

THE Olympic flame will go on a 70-day tour around the UK after arriving in the country on May 18, 2012.
Organisers are hopeful that most of the country will get an opportunity to see the torch pass through their area before the Games begin.
Seb Coe, Chair of LOCOG, said: “The Olympic Torch Relay heralds the start of the London 2012 Games, bringing people across the UK together to celebrate the spirit of the Games. It will connect people and places, young people to sport and the UK to the rest of the world.”
